Developing an Asset Management Program for a Central North Carolina County

In 2016, our asset management team kicked off a facility condition assessment (FCA) program for Wake County, North Carolina, which included providing guidance on procuring new software for the county to document facility data and create a single source of facility and asset information. Early on, we developed a pilot project to begin the comprehensive FCA program where we worked with the county to develop reports and capture data in a way that could be applied to future projects.

Since the program’s launch in 2016, we’ve assessed approximately 3.5 million square feet of county-owned property, totaling more than 130 buildings and sites, including libraries, fire stations, and various municipal buildings. Some of these assessments have led to design work and associated projects for Wake County, including:

  • A 2018 FCA of a library resulting in a 2019 project to design the replacement site lighting.
  • A 2021 FCA of the county’s public safety center in Raleigh leading to a 2022 project in which we designed the recommended modifications to its fire protection system and domestic water system for the building’s detention areas.
  • A 2022-2023 asset inventory project to collect data directly into their current computerized maintenance management system (CMMS) program.
